<p>It may be your budget, or the thrill of doing it all yourself, but you are in the market for a diamond in the rough. But just how rough can a house be before a lender decides not to take the risk on a mortgage?</p>
<p>When you negotiate the contract, make sure that you include a provision for a home inspection for structural integrity, defects and potential problems. This isn&#8217;t part of the appraisal, it is a separate detail. A home inspection ascertains the health of the house you are buying. Whether it be a bad roof, leaky plumbing or termite damage, a professional inspector will find all of the major problems. As part of your report, you will receive a list of what needs to be repaired or replaced, the time frame and the potential costs. If you are buying a fixer-upper, you may find that your lender will require an inspection. Some will and some won&#8217;t. But you should insist on one to protect your best interests.</p>
<p>What if you luck out and there are no major problems, just minor ones? Maybe the carpet is worn and needs replacing. Perhaps the deck needs a little work. New paint and fresh air could be all it needs.</p>
<p>Minor, cosmetic concerns are usually not strong enough to scare away lenders, but could lead to negotiations between the buyers and sellers. Unless you&#8217;ve done this before, you may find a good agent is invaluable to negotiate for you.</p>
<p>If you want certain things repaired by the seller, such as the mailbox fixed and the deck painted, make sure it is in the contract. If it is, the seller must perform. You may be able to have the appraisal include the repairs spelled out in the contract. This can help you when getting a mortgage, as lenders will only lend on the lesser of the appraisal or purchase price. Just make sure that it is all in the contract.</p>
<p>Occasionally, your seller may ask to perform the repairs after closing. Many buyers simply ask for a seller&#8217;s concession. Instead of installing a ,000 carpet before closing, the seller agrees to reduce the purchase amount by the ,000 it will cost the buyer to put in new carpeting.</p>
<p>But if you don&#8217;t have that ,000 in hand to buy the carpet, don&#8217;t expect your lender to give it to you. Even if your contract states that the seller will give you back ,000 after closing, don&#8217;t expect it to happen. Cash allowances written into contracts can&#8217;t happen. The lender will not allow the seller to hand over cash at closing. Your real estate agent should steer you away from this and help construct a sales contract that will please both the buyer and the seller. But don&#8217;t expect to come home with ,000. It just won&#8217;t happen.</p>
<p>Buying a fixer-upper can be rewarding. You get to choose how you want to improve the home. But it is a lot of work and definately not for every buyer or lender. Your best bet is to be completely upfront with your lender about your intentions. This will help the transaction to go smoothly.</p>

<p>Buying real estate can start with a look in the newspaper, a visit to a broker, or a search online. These are all good ways to find your next investment property. You&#8217;re looking at the same properties as every other investor, of course, so it&#8217;s not always easy to beat the competition to a great buy.</p>
<p>A better way to find good real estate investments is to look for properties that aren&#8217;t yet for sale, and make an offer. I bought my first home this way. I put an ad in the paper stating what I was looking for, and soon had a call from an old couple that had been thinking about selling. I bought their place at a good price, and they saved a broker&#8217;s commission.</p>
<p>Buying investment real estate that isn&#8217;t for sale starts with a three step search process. First decide what you are looking for. Single family rentals or apartment buildings? Then start looking for properties that fit your criteria. Then contact the owners.</p>
<p>Buying Real Estate From Non-Sellers</p>
<p>Don&#8217;t limit yourself to &#8220;fixer-uppers&#8221; or other &#8220;problem&#8221; properties that seem more likely to have owners willing to sell. Many owners of investment real estate have thought of selling, so you can start with almost any building you like.  You never know beforehand if or why a landlord is ready to call it quits. You find out by asking.</p>
<p>Tact is necessary here. Call the owner and tell him you&#8217;re an investor, not a broker. Let him know that you like what you see. Tell him you can have an offer ready in a week if he&#8217;s interested. If he&#8217;s not interested, thank him politely and hang up, but send him your card or a letter. Many investors have bought from owners that changed their minds.</p>
<p>If there is some interest, explain that you are an investor, so your offer will have to be based on your return on investment. This means you&#8217;ll need to see the books. Specifically, you&#8217;ll need to see the rent roll, listing the units and what they rent for, plus current occupancy, and operating expenses for the last year.</p>
<p>Have a confidentiality agreement ready before you call. Let the owner know that you&#8217;ll sign it and deliver it to him before you see the books. He may not want to let the tenants know he&#8217;s thinking of selling, so inspecting the units may have to wait until you make an offer. Just make an acceptable inspection a contingency in the offer.</p>
<p>Why buy investment properties this way? No competition and no sales commission means you may get a better price. Also, instead of waiting for that perfect property to be listed for sale, you just find it now. Why wait until it&#8217;s for sale before buying real estate?</p>

<p>Thinking of building a new home or complex? Will you use an architect or a building designer? Both are involved in the design of buildings   their appearance, layout, structure, and so on. But what&#8217;s the difference?</p>
<p>The simplest difference is a legal one. To be called an &#8220;architect&#8221; in NSW, you have to be registered with the Board of Architects of NSW. The title &#8220;building designer&#8221; can be used by anyone designing buildings. </p>
<p>But that&#8217;s hardly even scratching the surface. Brian Basford is a building designer and treasurer of the Building Designers Association of NSW. He suggests that building designers are generally less expensive, and mostly involved in less flamboyant buildings. &#8220;It&#8217;s horses for courses. Most architects probably wouldn&#8217;t want to design a single bedroom extension for a pensioner, whereas I&#8217;ve done a lot of that.&#8221;</p>
<p>Brian also stressed that there are quite often overlaps between what architects do and what building designers do. There&#8217;s no simple rule. &#8220;But no matter what the job, good building designers and good architects both produce quality work&#8221;, he says.</p>
<p>Architect Gary Kurzer agrees that architects are more likely to be involved with more distinctive, &#8220;up-market&#8221; buildings. But not because of cost. &#8220;Architects work to your budget just like building designers. The real reason is that architects are a little more likely to stretch the boundaries and challenge convention.&#8221; </p>
<p>According to Gary, you should generally choose an architect if you want more than just a literal translation of your brief. &#8220;My clients normally have a rough idea of what they want. I take that idea and transform it into something they love, but could never have imagined themselves.&#8221; </p>
<p>The most important thing is knowing what you want from the service, and choosing someone that suits your job.</p>
<p>And whether you choose an architect or building designer, remember, qualifications are no guarantee of quality. Always ask to see previous examples of their work. Ask for references from previous customers. Ask to see their qualifications. Ask how long they&#8217;ve been working. Do they have professional indemnity insurance? Are they a member of an accredited body?&#8230;</p>
<p>In the end, it&#8217;s like anything else&#8230; there&#8217;s no substitute for common sense.</p>

Q: Are architects and building designers the same thing?<br />
A: No. Architects must be registered with the Board of Architects of NSW.</p>

A: Not necessarily. The only guarantee is a minimum level of qualifications. <p>Q: Are Building designers &#8220;would-be&#8221; architects?<br />
A: No. Building design is a recognised profession with its own national body (the BDAA) offering 3 levels of accreditation based on experience and quality   but registration isn&#8217;t compulsory. Many building designers have the qualifications to register with the Board of Architects but they choose not to because they don&#8217;t think the name &#8220;architect&#8221; is worth the ongoing cost of registration.</p>
<p>Q: Are architects more expensive?<br />
A: Not necessarily. An architect will work to your budget like a building designer. They can do anything from a simple design to very complex interior and exterior detailing to superintendence of the building process. Your building costs and ongoing running costs may also be less. For example, find out if your architect is incorporating cost-saving measures into the building process. They may also design to take advantage of natural lighting, ventilation, heating, cooling, etc. which will save you less in electricity.</p>

The phenomenal real estate boom of the past several years has not been confined to sales of primary residences alone. Sales of second homes also have ratcheted up dramatically as vacationers and investors look to snap up these properties amid the lure of low mortgage rates and rapidly increasing home values.</p>
<p>According to a study conducted by the National Association of Realtors, 2.82 million vacation home purchases were made in 2004, up 16 percent from the previous year.</p>
<p>With the rising demand, prices also escalated; the price of a typical vacation home increased 21 percent from 2003 to 2004, about twice the rate of appreciation for the overall home market. </p>
<p>In addition to vacation homes, sales in the second-home market were bolstered significantly by those searching for steadily appreciating investments. Nearly 25 percent of all homes purchased in 2004 were done so for investment purposes &#8211; a 14 percent increase from 2003.</p>
<p>Against this backdrop, real estate firms are recognizing the importance of understanding and servicing this influential group of homebuyers. </p>
<p>&#8220;Second-home buyers represent a vital and growing part of the overall market,&#8221; said Brenda Casserly, president and chief operating officer of ERA Real Estate. &#8220;These discerning buyers have extremely specific and often widely varying needs, and real estate firms looking to lead in this segment must continue to provide these consumers with an efficient mix of one-on-one and Web-based services and resources.&#8221;</p>
<p>ERA Real Estate has been an industry leader in this area with its established Resort Properties International program. The program features a team of trained resort experts who can instantly access key resources from around the world and provide specialized information on second-home properties across all price levels and comfort needs.</p>
<p>ERA Real Estate also recently launched Resorts.ERA.com, a Web site designed specifically to meet the needs of second-home buyers. Visitors to the site can search for properties categorized by state or other criteria, such as waterfront locations, ski resorts and golf club communities. </p>

<p>Searching for a home is becoming easier every day with more access to web sites across the country Realtor.com is the king of real estate listings. There are real estate company sites such as ColdwellBanker.com and Remax.com where you can access the local affiliates and all their listings in the US, Canada, or International. Or a little back door play is to go to the state board of realtors where they list all the local realtor boards and the local MLS sites. </p>
<p><b>1.Realtor.com  </b> The number 1 real estate web site bar none. It is comprised of all the local MLS realtor board listings. It has all the visual and virtual tours and more photos than the local MLS systems allow. Local real estate agents will pay to get good positioning on the webpages for advertising when their local area is requested you see them first or at least in the top six. You can also request information about any of the listings on the site and you will normally receive a response within 24 to 48 hours from the better agents. One draw back is that realtor.com is sometimes 3 to 5 days behind the actual listing date.</p>
<p><b>2.ColdwellBanker.com  </b> The number 2 real estate web site. Has easy access to its real estate listings around the world. The &#8220;Personal Retriever&#8221; feature allows you to enter in your criteria and will notify you of any updates or new listing you can select to have the emails sent daily or weekly. Coldwell Bankers &#8220;Lead Router&#8221; system is state of the art in high tech features when you request information on any of their listings your request goes one stop and then directly to the agent&#8217;s phone who listed the home. During normal business hours you should get a return call within minutes with all the up to date information directly from the listing agent. No other real estate company or lead source has anything that approaches this system. </p>
<p><b>3.Remax.com  </b> The number 3 real estate web site behind ColdwellBanker.com. Still has a long way to go your basic site allows you to search listings has local information available from the local franchise sites. Doesn&#8217;t approach anything like the &#8220;Lead Router&#8221; or &#8220;Personal Retriever&#8221; of ColdwellBanker.com. You can get easy access to their Remax listings.</p>
<p><b>4.Realtor Pay for Leads Sites  </B>These companies sell you to real estate agents and mortgage brokers. You log on to the web site select the city and the zip code where you want to buy or sell a house and enter all your required personal information. The agents who have paid for you at 0, 0, 0 per month or  to  per lead decide based on your zip code and price range if they want to work with you in buying or selling a home. The pitch to you is that you pick the agent and there is a little truth to that because you do get to chose between 2 or 3 agents. The fact is that many people filling out all this personal information don&#8217;t get to choose an agent at all. The agents don&#8217;t take the leads because you are either buying or selling in the wrong price range or zip code. Its one of those little steering or redlining things that slips under the federal and state government&#8217;s radar. </p>
<p><b>5.Realtor Association and MLS  </B> Searching local realtor associations by entering a search by state for realtor association this will bring up the state association and all the local associations within the state. Then you will have access to the public side of the local MLS. Some are now directing you to Realtor.com to see the listings.</p>
<p><b>6.All the Other Sites  </B> Miscellaneous sites, sale by owner sites, agent sites, smaller real estate company sites, local company sites all have useful features but can&#8217;t give you everything you are looking for. </p>
<p><b>7.Your Real Estate Agent -</b> When you get down to working with an agent, the internet savvy agent will have all you need. They will set you up on a VIP Buyer or Seller program very similar to Coldwell Banker&#8217;s &#8220;Personal Retriever&#8221; and your access to your agent will be better than &#8220;Lead Router&#8221; because you will have all of the agents contact numbers. </p>
<p>Searching for your home on the internet can be easy if you take your time and don&#8217;t get sucked into any on-line site that sells you and your information to the highest bidder. Remember local Chambers of Commerce, School Districts, and City web sites have great information about the local area. Keep a file in your favorites of all the websites you find useful.</p>

			<content:encoded><![CDATA[<p>There are many different versions of the ideal traditional ski lodge. Since the early 20th century this building style has slowly evolved as it has spread across the world, interpreted by different architects and developers. Today&#8217;s ski lodges and high mountain homes offer all the style of classic architecture, while delivering a wide variety of modern comforts and amenities.</p>
<p>The most common elements of ski lodges and high mountain homes are high, steep roofs, extensive rock walls, large windows, and log walls or exposed log beams, often accompanied tree trunks and branches used decoratively throughout the house. Many homes in this style also include vaulted ceilings and curved staircases. </p>
<p>High mountain and ski lodge homes in the southern rocky mountains tend to use less rock work than homes in eastern alpine locations. That&#8217;s because, traditionally, homes in this region were constructed primarily of adobe, as most homes weren&#8217;t built in high mountain locations. The alpine and mountain style became popular as technology and modern building materials enabled developers to find more exotic locations for home building. </p>
<p>U.S. national parks housed many of the nation&#8217;s first traditional ski lodges. In 1916 the National Parks Service Adopted this building style for its high mountain outposts and lodges, constructing many of these buildings across the country. During this period wealthy home owners in the Adirondack Mountains also built mountain style homes as summer retreats. Early ski lodges and mountain homes often used branches and thatched roofing styles, but most modern ski lodges use metal roofing. </p>
<p>If you&#8217;re considering moving to an alpine area, it&#8217;s a good idea to learn more about high mountain style and ski lodge homes.</p>
<p><strong>Sellers Mansion, Baltimore</strong><br />

&quot;Built in 1868, the Sellers Mansion is a three-story Second Empire brick house with a mansard roof that rivaled its outer suburban contemporaries in size, quality of craftsmanship, and attention to detail. Its carved stone lintels, patterned slate roof, original roof cresting, and its two classically detailed porticoes (one of which still retains its elegantly carved wooden columns and capitals) identified this household as one of taste and affluence. Although carefully restored in the 1960s and adapted to a variety of community uses through the early 1990s, the mansion currently stands vacant and in an advanced state of deterioration. The windows are missing, wood trim is rotting, and exterior masonry is deteriorating. The roof has failed in a number of places. The mansion occupies a prominent corner of Lafayette Square in West Baltimore and is at the center the Old West Baltimore National Register Historic District. This district, with over 5000 contributing structures, is one of the largest predominately African American historic districts in the country. The mansion is the only remaining detached private residence on the Square, and one of the first residences constructed there. It is owned by St. James Episcopal Church, also located on Lafayette Square. The Church has expressed an interest in restoring the building. The building was included on the 2006 inventory of endangered buildings by Preservation Maryland.
